FAQ

Can I participate in the project as an owner?

The most obvious scenario is of course a simple sale of the property without conditions for a fixed and agreed value.

However, we are open to different forms of collaboration. The most common are:

  • Right of Superficies:
    • You can grant a right of superficies to Straco Real Estate, recorded in a notarial deed. This allows us to build on your property
    • You thereby remain the owner of the land, while the structures become the property of Straco Real Estate.
    • In this form of collaboration, you remain involved in the project until its successful completion, and this will be more financially rewarding than a pure sale.
  • Swap Promotion:
    • If you want to keep an entity after the project ends, we talk about a swap promotion.
    • In exchange for the right of superficies, you can acquire an asset (such as an apartment or house).

What properties or land are eligible?

Our area of operation in Belgium covers both Flanders and Brussels, with a preference for projects that are easily accessible from our office in Ghent. 
We focus on both large area developments and local projects.

The proposed redevelopment of the property is preferably residential, but this is not essential. Offices, logistics and other uses will certainly also be considered.

How is the value determined?

The value of the property is mainly determined by the construction and zoning possibilities.

After a site visit, we will examine the best possible use in accordance with both the urban planning regulations in force and construction factors.

After working out a few scenarios and a preliminary financial study, we can in most cases give you a proposal very quickly.

We always look for the most optimal result in accordance with the seller's wishes.
