The former Electrabel site in south Aalst is one of the most eye-catching new residential sites on the Denderkaaien quays. The immediate proximity to the city park makes this location even more unique. The residential project, the first phase of a residential development with a variety of housing types, comprises 50 one, two and three bedroom apartments in two detached buildings with character, linked underground by a communal car park and bicycle stores.
A compact form of building allows large areas of the plot to be kept clear for communal landscaping and rainwater buffering. The landscaping of the quays - which are yet to be lowered - with walking and cycling paths comes right up to the raised building plinth.
All residential units have views of the Dender and the nature reserve opposite, and are accessed along a footpath between the two buildings. The 1m raised baseline means that the entrance halls have a majestic height, which also makes them very visible to visitors.
The architectural appearance of both buildings is designed as a single whole, yet with clearly visible characterful differences.
The block-shaped building in the background stands out for its gently inward-folded façades and striking trapezoidal terraces. The projecting residential tower boasts a sleek vertically directed refined brick façade architecture with spacious semi-internal corner terraces and striking eaves.
The architecture of the two buildings is strongly linked: soft yellow brick and tonal concrete, bronze-coloured parapets and matching aluminium external frames.
The block-shaped building is beautifully but simply finished, while an extra dimension is added to the projecting tower with the refinement of vertical brick columns and delicate horizontal bands in acid-etched architectural concrete.
The parapets of the block-shaped building are simple with vertical uprights, while the parapets of the tower are conceived in a V-shape.
All the apartments use renewable energy and are heated by reusing waste heat from a nearby factory.
