“Developer of the De Naeyer site can recover a number of interior elements”
Project developer Odebrecht has nevertheless managed to recover a number of objects from the former De Naeyer paper mill, which will in time be redeveloped into a residential project with 24 units.
Willebroek architect and urban planner Jef Heymans had previously called for the preservation of not only the façade but also the interior, but according to the developer this proved easier said than done. “Unfortunately, many things were lost due to years of decay and vandalism,” they say. Odebrecht will still organise an information session for interested buyers later this month.
As agreed with the municipality, Odebrecht will retain the monumental façade of Willebroek’s most iconic building, but according to Jef Heymans there are also hidden gems behind that façade. The Willebroekenaar therefore advocated for salvaging the factory’s interior as well. However, after the factory closed, the site stood vacant for more than ten years and became a target for vandals.
“Jef Heymans’ remark is justified. Of course, we want to save whatever can still be saved, but in this case it was not easy. In recent weeks, we have walked through the building with consultants to assess which valuable elements could still be recovered. Some advisors even refused to enter the building because it was so unsafe. Vandals caused severe damage, and in some areas asbestos particles were released,” says Nick Van Meirvenne of project developer Odebrecht.
Beams and natural stone
“We have still been able to identify a number of valuable elements that can be reintegrated into the project. Among them are authentic factory beams, which will be restored, as well as the natural stone from the stairwell. The latter will be given a second life as wall panelling. It must be said that many objects are damaged or covered in graffiti, but such elements do add value to the project. Recently, we also fully restored an old boiler gate from the factory. It now proudly stands on the newly created Vredesplein — a beautiful reminder of the site’s rich past.”
Launch
Odebrecht plans to start the first construction works in the autumn. The developer obtained a permit last year for the redevelopment of the main building that previously housed the paper mill’s management offices.
The project will consist of 7 urban triplex homes, 8 loft apartments, and several exceptional penthouses. In addition, various retail and office spaces are planned.

The launch will take place on Saturday, 22 April, when interested buyers will be able to discover the project on site.
